Architectural Design & Build
Our Architectural Design & Build service provides a fully guided, start-to-finish experience—supporting you from early concepts through to a completed home. We combine expert planning, experienced project management, and uncompromising workmanship to bring your architectural vision to life with clarity and confidence.
1.
Initial Consultation
We meet with you to understand your ideas, priorities, and any concepts you already have. If needed, we’ll recommend a suitable architect who can design a home that aligns with your budget and site requirements.
2.
Design
We connect with your chosen architect to relay all key information from the initial consultation. Together, we refine the functional requirements and stylistic direction. An engagement agreement is then signed to progress into the concept stage.
3.
Concepts
Concept drawings begin, outlining floor plans and elevations. Once concepts are refined and approved, we provide initial pricing indications to help guide the project direction.
4.
Developed Design
Further detail is added, using pricing guidance to shape selections and allocate budget to the areas most important to you.
5.
Working Drawings
Specialist consultants — structural engineers, mechanical, drainage, and other subtrades — join the process. All parties collaborate to finalise detailed documentation.
6.
Consent Drawings
Once complete, the drawings are prepared and submitted to council for building consent.
7.
Pricing
With council-stamped plans in hand, we assemble a full, itemised pricing schedule outlining all inclusions and exclusions. We meet with you to present pricing, discuss fixed-price vs. cost-plus options, outline the construction program, clarify potential variations, and confirm payment terms.
8.
Contract
A detailed contract is prepared capturing every agreement. Once signed and the 10% deposit is received, we begin construction.
Spec Builds
In addition to our custom home projects, we also undertake premium spec builds and now provide qualified investors the opportunity to participate. Investors can secure up to a 40% share in a spec build, with tailored investment structures designed to deliver strong returns and help you enter/capitalise on the property market with confidence.
